Common AC Problems in West Chicago Homes
West Chicago’s older homes near downtown were built long before central air, and where AC was added later, small ducts and limited return air often leave upstairs rooms warm. In some of those homes, a ductless mini split for the top floor or an addition works better than a larger central system.
Homes from the 1980s and 1990s make up a large share of West Chicago, and many of their air conditioners have been replaced once or are on borrowed time. The repairs we see most are capacitors, contactors, condenser fan motors, evaporator coil leaks and clogged condensate drains. Older R-22 systems are expensive to recharge, so we price replacement alongside the repair.
In Cornerstone Lakes, off Fabyan Parkway near Route 59, most homes were built in the late 1990s and early 2000s, so many original air conditioners are around 25 years old, and some still run on R-22. When one of those needs a compressor, coil or refrigerant repair, replacement is usually the better value, and we price both so you can compare. The photos on this page are from a Lennox air conditioner and furnace replacement we recently finished in Cornerstone Lakes.
How a West Chicago AC Repair Visit Works
We start at the thermostat and follow the cooling sequence, test capacitors, contactors, motors and connections under load, then measure refrigerant conditions, temperature split, drainage and airflow. We find the root cause before anything gets replaced.
You get a flat-rate price before work begins. Our trucks carry capacitors, contactors and fan motors, so many AC repairs are finished the same day. We repair all major brands, including systems installed by other contractors, and for most brands we handle the manufacturer parts warranty claim so you pay labor only.
Repair or Replace Your West Chicago Air Conditioner?
A central air conditioner lasts about 12 to 17 years here with yearly maintenance. If yours is past 12 years and needs a compressor, coil or refrigerant leak repair, we give you both the repair price and a replacement price. R-22 systems are especially costly to recharge, since that refrigerant has been out of production since 2020.
The $5,000 rule is a quick check: multiply the age by the repair price, and if it is over $5,000, replacement is worth pricing. Replacement estimates are free, and if a heat pump is a fit for your home, ComEd offers instant discounts through our heat pump-trained technicians.

West Chicago AC Repair FAQs
How much does AC repair cost in West Chicago?
The diagnostic is $75, or $99 evenings, weekends and holidays. Most AC repairs cost $150 to $700. Capacitors and contactors are at the low end, while fan motors, refrigerant leaks and coil work cost more. You approve a flat-rate price before any work starts.
How long does it take you to reach West Chicago?
Our Streamwood shop is about 11 miles away, roughly 25 minutes down Route 59 in normal traffic. We answer 24/7 and offer same-day AC repair when a truck is open.
Why is the upstairs of my older home so hot?
Older homes that had central air added later usually have small ducts and little return air upstairs. We check airflow first, then explain options such as return-air changes or a ductless unit for the top floor.
Is a ductless mini split a good choice for an older West Chicago home?
Often, yes. A mini split cools an upper floor or addition without new ductwork, which helps in homes where running ducts would mean opening walls.
Can you still repair an R-22 air conditioner?
Yes, but R-22 is no longer produced, so recharging is expensive. If an R-22 system has a leak, we give you the repair price and a replacement price.
Why is my AC running but not cooling?
The most common causes are a failed capacitor, a dirty condenser coil, a refrigerant leak or a frozen indoor coil from low airflow. We test the electrical parts under load and measure refrigerant and airflow before recommending a repair.
