WORTH CONSIDERING

When Is It Time to Replace Your Tank Water Heater?

Most tank water heaters in the Chicago area last 8 to 12 years. These are the signs it is time to replace rather than repair.

  • The tank is leakingWater at the base of the tank usually means the inner tank has rusted through, and that cannot be repaired.
  • It's 10 to 12 years oldTanks in this age range are near the end of their typical life, so a major repair rarely makes sense.
  • Rusty or discolored hot waterRust in the hot water often points to a corroding tank or a spent anode rod.
  • Not enough hot waterIf the household has grown or showers run cold, a larger tank or faster recovery may be the answer.
  • Popping or rumbling noisesSediment buildup makes the burner work harder and shortens the life of the tank.
  • Repairs keep repeatingWhen the gas valve, thermocouple or burner parts keep failing on an older tank, replacement is usually the better value.

Safety first! Every gas tank replacement includes checking the venting, draft, gas connections and the temperature and pressure relief valve before we leave.

Our Process

How We Replace a Tank Water Heater

A tank swap looks simple, but the details decide how long the new one lasts and how safely it runs.

  1. Size for your household. We match tank size and recovery to your household: roughly 40 gallons for 1 to 2 people, 50 for 3 to 4, and 75 for larger families.
  2. Check venting, gas and water lines. We confirm the chimney or flue, gas piping, water connections, shut-off valve and drain pan, and whether a slim, tall or short tank fits the space.
  3. Complete the installation. Our in-house team removes and hauls away the old tank and completes the water, gas or electrical, vent and safety connections.
  4. Start up and verify. Startup confirms burner operation, draft, temperature setting and leak-free connections before the walkthrough.
Making the Call

Repair, Standard Tank or Power-Vent Replacement?

Choose a standard tank when the existing chimney venting is safe and adequate, and a power-vent tank when it is not. When replacement is required, the best choice depends on more than matching the old configuration.

A STANDARD TANK USUALLY WORKS

The existing venting supports it

If the current vent arrangement remains appropriate, a conventional atmospheric tank is often the simpler and less expensive project.

POWER VENT SOLVES ROUTING

Venting is the limiting factor

When the vent route, chimney condition or equipment location is the constraint, power venting opens up options a standard tank cannot.

THE FOUR THINGS WE WEIGH

Every recommendation comes down to these, considered together rather than one at a time.
01 / DEMAND

Household hot-water needs

Peak use, fixture count and recovery rate determine the capacity before anything else is decided.

02 / VENTING

What the venting allows

Chimney condition, vent material and length, and combustion air decide whether a standard atmospheric tank still fits.

03 / UTILITIES

Gas or electric

Gas supply and piping for gas tanks, or the right circuit for electric tanks.

04 / SPACE

Room to install and service

Clearances, drainage and future service access in the mechanical room.

Why Homeowners Choose Us

Tank Swaps Done Right

Pure Comfort has installed water heaters around Streamwood since 2008, supported by Gene’s early hands-on experience with water-heating equipment.

  • Venting checked firstWe confirm the chimney or flue drafts properly before connecting a new atmospheric tank.
  • In-house installers
Our own crews complete the water, gas, electrical and vent connections on the project.
  • Tested at startupWe test draft, burner operation and temperature before we leave.
  • Honest recommendationsIf a power-vent or tankless water heater suits the home better, we say so rather than defaulting to one product.
WHAT WE INSTALL

The equipment decision depends on the mechanical room as much as the household.

Water Heaters We Install: Good, Better, Best

We install Bradford White tank water heaters, made in the USA, and Navien condensing tankless water heaters. Here's how the options compare, from a simple tank swap to endless hot water.

Common Questions

Tank Water Heater FAQs

Roughly 40 gallons for 1 to 2 people, 50 gallons for 3 to 4 and 75 gallons for larger families. Large soaking tubs, several showers running at once and fast recovery needs can push the size up, so we look at how your household uses hot water before recommending a tank.

A standard 40-gallon tank water heater typically costs $1,600 to $2,000 installed, a 50-gallon $1,700 to $2,200 and a 75-gallon $2,700 to $3,300. The brand, gas or electric, a slim, tall or short tank, a new drain pan or ¾-inch main shut-off valve, venting changes, gas piping and copper or galvanized water lines set the final price. You get a written price before any work starts.

Every standard tank installation includes the new Bradford White water heater, removal and disposal of the old one, new dielectric unions, a new temperature and pressure relief valve with discharge piping to code, and reconnection of the gas, vent and hot and cold water lines. We add a new gas shut-off valve, vent connector or drain pan when the location needs one, then fill and purge the system, verify draft, leak-test every water and gas connection and complete a full startup and safety check.

Standard Bradford White tanks come with a 6-year manufacturer warranty on the tank and parts, and Pure Comfort adds a 1-year labor warranty on the installation.

Most tank water heaters in the Chicago area last 8 to 12 years. Flushing sediment and checking the anode rod can help a tank reach the upper end of that range.

We install both. Most homes here already have a gas tank, and replacing gas with gas or electric with electric is the simplest project. Switching fuel types means adding gas piping and venting or a dedicated electrical circuit, and we price that out before you decide.

We stock 40- and 50-gallon tanks for fast replacement. 75-gallon tanks and slim, tall or short models may need to be ordered, and we tell you the timing when we quote the job.

Yes. Removing and hauling away the old tank is part of every water heater installation.

Water heater projects over $2,000 can be financed with longer terms for a lower monthly payment, subject to credit approval. That includes 75-gallon tanks and many 50-gallon replacements.

Once a year. A tank water heater should be flushed yearly to clear sediment, with the anode rod checked every few years. A tankless water heater should be descaled about once a year, more often with hard water. We can do either during a service visit.
